Formula: YTD gross pay ÷ calendar days used × days in the paystub year ÷ 12. Calendar days begin on the later of January 1 or the verified hire date and run through the pay-period end date, inclusive.

A lender may calculate qualifying income differently based on pay frequency, variable earnings, overtime, commissions, bonuses, employment history or required documentation.

    The start is the later of January 1 in the paystub year or the verified hire date.

    Calculate average daily gross.

    YTD gross pay is divided by calendar days from the income start date through the pay-period end date, inclusive.

    Annualize, then divide by 12.

    The daily average is multiplied by 365 or 366 days for the paystub year, then divided by 12.

Frequently asked questions

What is YTD gross pay?

Year-to-date gross pay is earnings before taxes and deductions from the beginning of the applicable income period through the pay-period end date shown on the paystub.

Why does the calculator use calendar days?

The calculator divides YTD gross pay by the inclusive calendar period represented, then annualizes that daily average using 365 or 366 days and divides by 12.

What if the employee started after January 1?

The income period begins on the verified hire date when it is later than January 1 in the paystub year. That avoids treating a midyear employee as though earnings began on January 1.

Does the check date affect the calculation?

No. The check date is collected only as a reference. The formula ends on the pay-period end date.

Will every auto lender use this income figure?

Not necessarily. A lender may use different documentation or methods for overtime, commission, bonus, variable or recently started income.

Does Simplified Auto receive the values entered?

No. The calculation runs locally in the browser. Income amounts and dates are not submitted to Simplified Auto, HubSpot or analytics.
